Broadstone Corsair is a wrap style, LEED designed, 360-unit luxury apartment, mixed-use commercial and retail project located in the Kearney Mesa community of San Diego, California. GMP worked closely with the client, Alliance Residential, to provide a strong sense of arrival and connection through the marketing corridor, known as the “Yellow Brick Road”, from leasing office through community recreation room, fitness center and main pool area. We also provided a fresh unique take on (9) nine separate amenity courtyards throughout the project giving residents a wide variety of choices and peaking the prospective tenants’ needs and desires increasing the likelihood of securing a lease.

Corsair’s amenities include: the main recreation courtyard with pool and spa, enhanced decorative concrete paver deck, custom water feature, firepit, vertical living wall, barbeque, bar counter, kitchen, custom cabanas, and vertical flame heaters; other courtyards featured amenities such as bocce ball court, ping pong tables, shade trellises, putting green, barbeques, totlot, shade sails, volleyball court, dog wash, raised vegetable garden, firepits, and water features. The combination of varying decorative paving and planting palettes within each courtyard was intended to complement each space and create a unique sense of place to each.

GMP’s involvement included conceptual design, colored renderings, construction documents, site observation, LEED consultation and construction administration.
